Ellenbrook Estates is a semi-rural neighbourhood in the Hazelmere area of South Surrey.  It is a Bare Land Strata which means that a big parcel of land was subdivided into strata lots and common property.  In our case, there are nineteen 5 acre properties, one 7.2 acre property and a 7 acre common area (the park).  7 of the properties have easements which provide for private trails into the park.  The park features 5 acres of natural forest, a 1 acre pond stocked with trout, and a 1 acre clearing for picnics and private events.  The low annual strata fee covers the cost of common property insurance and maintenance.  No motorized vehicles, except the mowing tractor are allowed in the park or on the private trails.

We are City of Surrey A1 Zoned which means General Agriculture Zone. This Zoning is intended to accommodate agricultural uses on lots of a minimum size of 2 hectares [5 acres] and to protect agricultural land from the intrusion of uses not compatible with farm operations.

The residences are a mix of hobby farms, equestrian estates, and secluded homes.  We don't have city water or sewer, each property has a well and septic field.

We have a strong sense of community and the area is covered by two overlapping block watch groups.

The neighbourhood is peacefully private, but is just minutes away from Highway 15, Highway 99, with easy access to major routes to Vancouver, the U.S. Border, Langley, and Abbotsford.

Our catchment school was always Halls Prairie Elementary School, with nearby East Kensington providing an Outdoor Choice Program.  Douglas Elementary, a 600 seat school opened in 2021 in Summerfield near the Douglas Border Crossing.  Hall's Prairie will reopen in September 2024 as part of the Outdoor Choice Program.  Our high school students currently bus to Earl Marriott secondary.

We're close to grocery stores and restaurants in Langley/Brookswood, and White Rock/South Surrey. We're 10 minutes from the beach!
